Your First Home

HOW WILL THE SCHEME WORK?

Being ready to buy your first home is a big milestone.

The government’s proposed Your First Home scheme is expected to help eligible first-time buyers in England take the next step towards owning a brand-new home, particularly aimed at those who have struggled to save a large deposit.

Based on the plans announced so far, you could buy an eligible new build home in England with:

• a 2.5% deposit,
• a government-backed equity loan of up to 20%
• and a mortgage for the remaining amount.

Some important details have not yet been confirmed, including any interest-free period, how the equity loan would be repaid, household income limits and local property price caps.

YOUR FIRST HOME

FREQUENTLY ASKED QUESTIONS

What is the Your First Home scheme?

Your First Home is a proposed UK Government-backed equity loan scheme for eligible first-time buyers purchasing a new build home in England. Under the plans announced so far, it could combine a 2.5% buyer deposit, a government equity loan of up to 20% and a mortgage for the remaining amount. Final terms have not yet been confirmed.

How can I prepare for the Your First Home scheme?

Keep building your savings, review your regular income and spending, and speak to a mortgage adviser about what you may be able to afford. It can also help to explore new build homes and locations now, so you have a clearer idea of what could suit your needs and budget when the final scheme details are announced.

Who may be eligible for the Your First Home scheme?

The scheme is expected to support eligible first-time buyers getting on the property ladder by purchasing a new build home in England. Household income limits, local property price caps, mortgage affordability requirements and other eligibility rules are expected to apply, but the final criteria have not yet been confirmed.

How much deposit could I need?

The government has announced that the proposed scheme is expected to support deposits of 2.5%. This requirement remains subject to confirmation and may change before the scheme launches.

Would I still need a mortgage?

Yes. Under the current proposals, buyers would use a mortgage alongside their deposit and a government-backed equity loan. You would still need to meet your chosen lender’s affordability and lending criteria, and scheme eligibility would not guarantee mortgage affordability approval.

Can I start looking for a new build home now?

Yes. Exploring developments, comparing locations and understanding the type of home you would like can help you prepare. However, Crest Nicholson’s participation and the homes or developments that could qualify have not yet been confirmed.

Do I need to wait before buying my first home?

Not necessarily. If you are close to being ready to buy, other first-time buyer schemes and selected incentives may already be available on eligible Crest Nicholson homes. Moving sooner could give you more choice without waiting for the proposed scheme to launch.

What other support could help me move sooner?

Depending on the home and development, support may be available towards your deposit or monthly mortgage payments, alongside other selected incentives. Availability, eligibility and terms will vary, so speak to the development sales team about the options currently available.
